Rich, you been quiet, I have been away for a couple of weeks but the call of lettings duty is full on this month, all is well, Spurs have drawn Real Madrid in the Champions league which is a very glamorous tie we can look forward to in April.
I was mulling over the mortgage market on buy to let with enzlebert yesterday, the lowest deposit on buy to let finance he could find was 15% down with a two year fixed @ 5.99% and high up front fees, which seems a real shame as the figures don’t really work on these terms.
We can confidently forecast that the rental market will remain as good as it is now until we see a combination of low interest rates paired with low deposit mortgages, which is when tenants and buyers will return to the sales market. Until then the rental market will uphold, I would say for at least the next 3 - 5 years.
With the Japanese disaster maybe interest rates will have to prevail at the current low rates.
All in all it is a very positive time to invest in buy to let, but we really need lower deposit mortgage finance and low interest rates to bring the buy to let investor back in to the market.
In the meantime rents are improving due to supply and demand, we have increased rents across the board, lower increments on renewal and like all agents we are speculative on new properties coming on to the market.
Anyway the clocks go back soon so we can hopefully get some longer evenings and brighter weather. On a positive note Charlotte has got a blind date tonight, which we should have some news on the outcome next week.

Boyaka, I was over at Albany Mews in Ware on Tuesday preparing a flat for our new ingoing tenant, we are working with a new landlord on this property, who left flowers and chocolates for the new tenant, the flat was spotless, full instructions everywhere, the tenant was delighted, so was I, happy days all round.

Dear Mr Redknapp,
Take a bow Harry, when you came to the Lane we were bottom of the league, we now stand behind our desks and salute you this morning, an away win at the San Siro, not a lucky one, Milan looked ordinary, we looked fab all over the pitch, whether we progress or not you are a legend in your own half time.
Two other things to mention, Genarro Gattuso, you are a butty boy, full stop, you made out you can fight, which you can’t ( and even my mate Tatey could knock you out ! ) and you made out you can play football, which you can’t, it is a shame you got booked and are banned from the second leg as it would be easier if you were playing.
And Graeme Souness showed some quality after match commentation.
Well done Harry,
Rich

Ok Rich, you been kind of quiet lately, so you must have been very busy.
Well here’s a quick resume of our year so far.
Rental properties in shortage, rents going up, vat gone up, Enzo went to the big apple with his family, Ben grew a mullett, Charlotte still single ( but wants to be !) Jean gone mad down the gym, January was the longest month in history, we got 34 deals away, bit more daylight going on, Spurs done Ok, West Ham got the Olympic stadium ( good news ), Eediocy in Egypt, new offy opened three doors away so need to go to the awful petrol station for necessaries, my mum was 70, booked 65 inspections, had to go Bicester shopping village with Mrs.D, my dog tripped up a jogger on the riverbank, controversial fruit corner consumption in the office, taught eldest daughter how to use a hoover , Mercury want us to go in the papers again, rubbish men turned up at stupid o clock this morning so left with endless rubbish in garage, my computer needs changing, our friend opened a new beauty salon in Buckhurst Hill ( good luck Nat ) and she got the fish in the tanks that clean your feet, Sky changed over all the channel numbers that was a bit confusing at fist, watching Broadwalk Empire and Sky Atlantic.
So thats about it for now, looking forward to a super 2011……. Rich

To all our landlords and tenants, on behalf of Anthony Davies we wish you all a merry christmas.
Dear Santa, could you please supply Enzo with a new executive chair as his has just exploded on him and we could do with plenty of new instructions for the New year.
Happy Chrimble, Rich

We completed the 2010 office olympics last night, which consisted of carpet bowls, ten pin bowling, basketball, office golf, darts and indoor cricket. As usual the series was keenly contested and was not without controversy, especially on the golf when Tony managed to mysteriously ‘putt out’ off his left shoe. Anyway it came down to the very last innings of indoor cricket, all I needed was four runs to retain the olympic trophy when Enzo bowled me one of his dodgy curve balls, it was full, and I went after it, and I smacked it one, and it hit the pictures on the wall, and all the speed came off it, and then, Tony, at silly mid off, took the easiest of catches and it was all over for another year, well done Tony, pictured receiving the trophy from me.
Results :
1st : Tony C 40 points : 2nd : Rich 38 Points 3rd Ben :34 points 4th :Enzo 32 points
Roll of Honour
2010 Tony C 2009 Rich 2008 Ben 2007 Rich
